<p>Noi coordonam firmele de constructii in numele Beneficiarilor nostri, astfel incat sa obtinem cele mai bune rezultate. In acest sens, ne asiguram ca spatiile nou construite se pliaza pe cerintele clientilor.</p>
<p> Creand o punte intre constructori si utilzatorii finali, ALNADA INVEST joaca un rol foarte important in gestionarea cheltuielilor suplimentare si imbunatatirea eficientei pentru toate partile implicate.</p>

<p>Noi suntem vizionari; privim peste ani – chiar decade – inainte, pentru a incerca sa estimam care sunt cerintele pentru viitoarele cladiri si unde trebuie sa fie acestea construite. Ne imaginam un centru commercial, o cladire de locuinte, un parc industrial sau un mall, ori chiar un intreg cartier de locuinte si zone comerciale intr-o locatie in present nedezvoltata, privind in viitor si proiectand nevoile locative si pentru cladiri de birouri.</p>

<p>Dintre serviciile pe care le putem asigura, exemplificam:</p>
<p>Analiza si selectia ofertelor executie a cladirilor;</p>
<p>Consultanta in negocierile cu ofertantii selectati;</p>
<p>Coordonarea executiei lucrarilor de constructii, instalatii si finisaje, in conditiile de calitate cerute si in conformitate cu legislatia in vigoare;</p>
<p>Urmarirea respectarii termenelor intermediare si a PIF;</p>
<p>Asistarea Beneficiarului in negocierile cu subcontractantii;</p>
<p>Pentru dezvoltarea pe verticala a imobilului, propunerea echipei de proiectare</p>
<p>Consultanta pentru obtinerea Planului Urbanistic de Detaliu (PUD), Planului Urbanistic Zonal (PUZ) si Proiectului Tehnic de Arhitectura, Rezistenta, Instalatii – inclusiv  a Caietului de Sarcini – si, la finalizarea lucrarilor de executie, a Cartii Tehnice;</p>
<p>Verificarea cantitatilor si calitatii stadiilor fizice executate prezentate de catre executant, precum si a situatiilor de plata prezentate spre decontare;</p>
<p>Recomandarea spre angajare de catre Beneficiar a Dirigintelui de Santier;</p>
<p>Informarea periodica a Beneficiarului privind stadiul executiei lucrarilor;</p>
<p>Urmarirea respectarii de catre Executanti a termenelor contractuale;</p>
<p>Consultanta pentru obtinerea avizelor, autorizatiilor, licentelor necesare realizarii lucrarilor;</p>
<p>Consultanta pentru obtinerea de finatari de la Banci, in cele mai avantajoase conditii pentru Beneficiar.</p>
<p>De asemenea, ca parte a activitatilor aferente tranzactiilor, intocmim planuri de afaceri, transmitem rapoarte pentru informare, obtinem evaluari pentru imobile, coordonam procedurile de evaluare pentru preluare etc.</p>
<p>Putem combina cunostintele despre piata locala cu experienta globala pentru a oferi clientilor nostri solutii complete pentru expansiune imobiliara, finantare si gestionarea nevoilor de investitii. Orientarea catre client, capacitatea de a ingloba cunostinte din multe domenii si procedurile foarte bine implementate sunt cheia noastra catre performanta.</p>

<p> Among the activities provided, we can emphasize:</p>
<p>Analyze and selection of the building execution offers;</p>
<p>Consultancy during negotiations with selected construction companies;</p>
<p>Coordination of the construction works, pluming and accommodations that meets the quality conditions required and according to the legislation in force;</p>
<p>Follow the milestones and conclusion of the Final Put-in Work process;</p>
<p>Assists the Beneficiary during the negotiations with the sub-contractors;</p>
<p>For the upright expansion of the building, proposal of the architecture team;</p>
<p>Consultancy for obtaining the Detail Urbanism Plan (Romanian: Planului Urbanistic de Detaliu) (PUD), the Zone Urbanism Plan (Romanian: Planului Urbanistic Zonal) (PUZ) and the Architecture, Resistance &amp; Installations Technical Projects – including Terms of Supply – and, after the construction works are completed, the Technical Book;</p>
<p>Verification of the quantities and the qualities of the concrete stages of works presented by the constructor and of the presented payment situations;</p>
<p>Recommendation to the Beneficiary of the coordinator of the building site;</p>
<p>Periodical reports to the beneficiary with respect to the working execution stage;</p>
<p>Consultancy regarding the obtaining of the necessary authorisations, permits, licences for the execution of works;</p>
<p>Consultancy with a view to obtaining credit facilities from Banks, in the best circumstances for the Client.</p>
<p>As part of our engagements, we often draw business plans, write information memorandums, conduct investment appraisals and valuations, coordinate due diligence processes, but in all such cases these processes are subordinated to a transactional scope of the deal.</p>
